Downtown Orlando: 32801- Downtown Orlando is the largest of urban centers in Central Florida. It is home to residential and commercial towers; local, state, and federal government offices; sports facilities; performing arts theaters; art galleries; a movie theater; retail; nightclubs; and parks. Downtown is removed from the tourist areas located in the southern half of the city, but does draw a significant number of visitors seeking to experience the "Real Orlando". It is also the location of numerous festivals, parades, political demonstrations, and other high-profile events year-round.

Delaney Park: 32806- I recently bought a property here within your price budget. Very close to downtown Orlando, with a diverse range of property prices. Great parks and surrounding area. Centrally located.

College Park: 32804- Great neighborhoods, similar to Winter Park. College Park is inundated with lovely lakes. Many boast paved paths for walking and even parks with playgrounds for the kids, most notably Lake Ivanhoe and Lake Adair. Albert Park doesn’t but makes a great, shady lunch spot. Combine lunch or dinner in College Park with a visit to one of nearby Loch Haven Park’s cultural attractions, which include the Orlando Science Center, Mennello Museum of American Art and Orlando Shakespeare Theater.

Colonial Town: 32803- Very close to downtown--great location but slightly older properties.

Winter Park: 32789-32790, 32792-32793- One of the best up and coming locations in Florida. Near to City and Park Ave. Great schools (upscale restaurants and shopping). Welcome to one of Central Florida's most beautiful cities. Winter Park is among the most sort after cities in the whole of Florida and properties are selling faster than ever. 

The Orange County city of Winter Park, situated north of Orlando, was once considered a winter resort. Today, the arts- and culture-filled city include Rollins College and the Charles Hosmer Morse Museum of Natural Art. Winter Park also is a nature lover's destination. Here you will find more than 70 parks, all home to various events, festivals and celebrations throughout the year – and available to anyone looking for a place to sit in the shade and enjoy a beautiful Central Florida afternoon. Not only are there enough activities to keep you and your family content within the Winter Park city limits, but all the Orlando attractions are just minutes away.

Maitland:32751,32794- The desirable city of Maitland is one the oldest incorporated municipalities in Central Florida, is a city rich in history. The City of Maitland has a history of strong residential identity, sustained by the beauty of the area and the diverse economy in the region. Maitland is the home of some of the most beautiful real estate in Central Florida.

Dr.Phillips: 32821,32836, 32819- As discussed, fantastic area for starting a new family. If we're lucky we might be able to find something in the $250,000 range. Great schools and close to shops/restaurants on Sandlake road. Welcome to Dr.Phillips, one of Orlando top hot spots. Dr.Phillips is home to "restaurant row" where you can find some of Orlando's best fine dining restaurants located along Sand Lake Road. This area has some of the highest rated schools in the area and centrally located between downtown and Disney. 

Windermere: 34786- Windermere home prices are not only among the most expensive in Florida but Windermere real estate also consistently ranks among the most expensive in America. The city of Windermere has some of the most luxurious properties in Florida and home to the rich and famous. It’s the perfect place for any family with an excellent school district, beautiful lakes and an ambience to suit.

Winter Garden: 34777-34778,34787- There's nothing like the smell of a brand new house, and in Winter Garden, you'll find that a large proportion of houses were recently built. New growth in the residential real estate is an indication that people are choosing to move to Winter Garden and putting down their money on brand new construction. Winter Garden’s real estate is, on average, some of the newest in the nation. Winter Garden does seem to be experiencing an influx of affluent people because the median household income is $59,175.

Lake Nona: 32827- New everything! This area is newly developed and is very close to the new medical city. New communities and construction. Lots of potentials. Worth a look. Lake Nona is somewhat a new area to Central Florida. It is home to Lake Nona Golf & Country Club, a life science cluster becoming known as Lake Nona's medical city, and an array of retail centers, recreational facilities and residential options.

Waterford Lakes/ Avalon Park/ UCF: 32816,32817,32828- Reasonably priced real estate built in great neighborhoods. Family friendly and very close to the University of Central Florida.

Oviedo: 32762,32765-32766- Because there are quite a few people attending college in Oviedo, it is thought of as a college town. To the benefit of the many students in the area, Oviedo provides a number of services, amenities and opportunities geared towards their needs and activities.

Winter Springs:32708,32719- Because of many things, Winter Springs is a great place for families with children to consider. First of all, many other families with children live here, making Winter Springs a place where both parents and children are more likely to develop social ties with other families, as well as find family-oriented services and community. The city’s good public school district and a large population of college-educated adults provide an environment conducive to academic values. With regard to real estate, Winter Springs has a high rate of owner-occupied single-family homes, which tends to reflect stability in the local community. Finally, Winter Springs’s overall crime rate is lower than average for the country.

Disney Area

Davenport: 33837, 33896, 33897- Davenport is a vacation destination in north eastern Polk County that is popular because of its close proximity to the Walt Disney World theme park. While small in size, the town is experiencing rapid growth. Most Davenport tourists stay in this town and spend their time at the major theme parks outside Orlando. However, Davenport has its own attractions that should not be missed. Visit Lake Kissimmee State Park and partake in nature trails, horse trails, and boating activities. Play a round on one of Davenport’s two large golf courses: the Highlands Reserve Golf Club and the Ridgewood Lakes Golf & Country Club. You will have access to many restaurants near your vacation rental. Davenport offers a variety of fast food options and chains, as well as several great local establishments. 

Kissimmee: 34744, 34746, 34747- Kissimmee offers an ideal blend of theme-park thrills, outdoor adventure and unspoiled natural beauty. Find world-famous attractions just minutes away at Walt Disney World, Universal Orlando and SeaWorld Orlando. Continue the adventure with a zipline ride through the treetops, or soar above it all on a hot air balloon ride. Seeking more solitude? Retreat to the headwaters of the Everglades to discover an ecosystem alive with birds, alligators and exotic flora.
